Méthode et limites
Pillr agrège les annonces de vente publiées sur les grands portails français et analyse chacune avant publication. Un modèle de vision lit les photos et repère les postes de travaux visibles ; un barème d'artisans en calcule le montant, et l'état général du bien en découle. Le montant n'est jamais écrit par le modèle : deux analyses du même bien donnent le même chiffre.
Les parts sont calculées sur les annonces actives au jour du calcul, au prix supérieur à 20 000 €. Les passoires sont comptées parmi les annonces qui affichent une étiquette DPE. Une région ou un département n'apparaît qu'à partir de quelques centaines d'annonces ; une ville à partir de 150. Le catalogue couvre les grands portails, pas la totalité du marché : les chiffres décrivent ce qui est mis en vente publiquement.
